I wasn’t planning on buying a house just yet when I came to one of Joe’s open houses. Neither was I expecting to make a friend that day. When I did find a house a couple weeks later, Joe connected me to a great mortgage company to get pre-approved in the short period of time that offers were being accepted. Then after a short close, I was able to call that house my home. Through it all, Joe was there to guide me. Joe just has a way of making his clients feel comfortable, even at a time when making the biggest purchase of one’s life can be stressful and demanding. He is in his element when it comes to real estate. I gladly share my experience with Joe in the hopes that he can make home-ownership possible and enjoyable for others just like he did for me.

I have nothing but WONDERFUL things to say about Joseph! He represented us in the purchase of our new DREAM home in Gold River and is now handling the sale of our house in the Pocket. Joseph Olson repeatedly went far beyond the call of duty in helping us find a home within our limits, and showed exceptional professionalism, rapid responses to our inquiries, and patience in explaining the procedural details of buying a home. As out-of-state buyers, we had limited opportunities to explore options in person (particularly with travel restrictions associated with COVID), but Joseph sent us weekly links to appropriate listings beginning in September that continued until we could visit homes nine months later. This time frame allowed us to understand in advance the kinds of offers relative to asking prices that were needed for a successful home purchase, prepared us to recognize the range of properties that met our needs, and gave us the opportunity to research homes and neighborhoods’ features. Joseph is a great listener. He asked us probing questions over this period to narrow his understanding of what was most important to us. When we were finally able to travel to California and visit homes, his perceptive advice allowed us to find a home that we really liked during our first day, make a persuasive offer (including a picture of one of us with the sellers’ friendly dog) that the sellers accepted, and negotiate after the home inspection results came through.

Joseph’s provided effective support for the remote handling of the labyrinth of home inspections and electronic signatures, which were complicated by the failures of couriers (on both ends of the country) to send hard copy documents to the right title company offices. Fortunately, Joseph checked in periodically with the title company, and he and the sellers’ agent worked together to locate the signed closing documents and arrange for them to be delivered in time for closing. Joseph’s support for us continued after closing on the house, as he arranged for removal of a spa that we did not want and steered us toward excellent contractors for minor renovations needed for us to customize our new home. Although we have had good experiences with other realtors in the past, Joseph Olson stands out as the most knowledgeable, honest, friendly, and helpful we have ever worked with. He is exactly the kind of person you want in your corner.

My partner and I are first-time homebuyers, and I’m a first-generation homeowner. I've bought two homes in Sacramento and Elk Grove with Joseph's help and the process couldn't have been smoother. He is so responsive and makes you feel very comfortable asking him a million questions. His letter to the current owner was so thoughtful (I think it was better than my person letter!). 15 months ago, Joseph and I met at an open house. I bought the house from him. Fast forward to six weeks ago, I decided to sell that same house after renovating it because I wanted to move back to Washington. We made a plan, got everything to gather and put the house on the market. Between his prep ideas and my staging, we had an offer in 72 hours. Eleven days later, COVID-19 lockdowns hit. We kept moving forward. Within 23 days, we were through escrow and the new owner of house had her new digs. I had my funds and went about my new life in Washington. Joseph and I both felt it went smoothly and even made the joke about "gambling in Vegas and winning" as he'd sold the house in a pandemic. He's recommended on the buyer and seller side!

We met Mr Olson in the Spring of 2019 when we went to look at an Open House. We loved the home but wasn’t ready to pull the pin to buy. Mr Olson, Joseph to us now, put us on an automatic email list to receive info on homes in the same areas. Fast forward to late Nov 2019 and the time was right. Joseph set up quite a few homes to look at and we’ll we decided on one. The process was great, he kept us informed on all stages and even came to the house we were buying to allow some potential remodel people in to give us quotes. He is awesome and truly made this so easy and so smooth. We highly recommend him. He goes above and beyond.

I toured many open houses and met quite a few realtors while shopping for a home my daughters could afford. Many realtors wouldn’t take me seriously and offered to set me up with a company portal that would stream potential properties as they came available. The problem with that type of search is by the time I received an email "ping" the property was already pending sale.
Then one day I met Joseph at an open house, we chatted about the positives and negatives in the property he was showing and he offered to help me in my search. (I assumed it would be much like the other realtors I had spoken to at open houses in the search for "my needle in a haystack", a link to an endless stream of homes for sale...)

I met Joseph while on an open house spree in the Sacramento area. I collected a ton of realtor business cards over a month's period and found that he was the nicest, not-pushy or salesy and very knowledgeable realtor of all that I met so I decided to email him about a month later. He listened to what I was looking for and never tired of showing me homes even when it took up his weekends. He entered my specifications into the Dunnigan portal so that I received emails of homes I'd be interested in a couple times a week, which is how I found the home I ultimately purchased. As soon as I saw it and decided to make an offer, Joseph made sure everything ran smoothly and the process was faster than I would have expected. It was my first home-buying experience and Joseph made himself available all the time for questions, even as I was signing the paperwork 200 miles away. I recently moved to Sacramento and after a few months of renting (and several months of living next to nightmarish neighbors), I decided it was time to buy a home. I spent the weekend going to open houses to see what was out there. In all, I saw nine houses in one day.

The one I loved most already had six offers (clearly that was out), the next eight were "run away" quick, and the ninth I was completely ready to skip but something told me to go take a peek (so I did). When I got to the house, I instantly loved it, it had a flow and good energy. What's more, it also had the only three things on my list - a working fireplace, a gas stove and a backyard with trees. Did I care that little gem needed reno? No, this 1950s (with 1940s tile) fixer had stolen my heart.

During this period of instant infatuation, I met Joseph. He was selling the house on behalf of his company. We hit it off instantly in terms of conversation. It turned out he had a literary, architectural and reno background. As a literature major who binges on HGTV and writes for DWELL, no wonder we hit it off (we were almost kindred spirits!).

I said to Joseph, "You need to sell this house!" I went back the next day to spend some more time in it, Joseph let me "marinate" in my infatuation for the house. On Monday, we put in an offer. He made some shrewd moves and even though there was one other offer, he got me my house! We then spent the next 5 weeks traipsing through the purgatory of the mortgage process to get the house deal done.

Of course, we had some hiccups, but they were not on him (the seller had the brilliant idea of changing title companies midstream), but handled it for me like a pro. A week ago, I got the keys to what I now call my "dream 1950s retro reno gone wrong" fixer and am happily restoring her to her original charm. Joseph even bought me a crowbar for demo. Overall, I'll use him again. He's professional, responsive and practical. Oh, and did I mention, I was his first client! I never would have known he was already a seasoned pro.

This was a quick, easy, "above ask" sale. Joe was fantastic!! He did a great job with the appraiser and laying out all the offers. He kept us in the loop, but didn't bog us down in minutia. He always advocated on our behalf and we are so please with the quick sale of our home. The process couldn't have been any better. Thank you Joe!
